Our leaders have over 50 years experience in property development and construction, working on some of the most iconic buildings around Sydney. We've formed close relationships and worked closely with trusted teams of town planners, architects, engineers and builders to deliver projects from concept through to completion. 

 

Essentially we are like a one stop shop where everything is done under the one umbrella, eliminating the hassles of having to engage with external personnel. We take the stress out of the equation for you making the development experience seamless and effortless. 

 

Property development isn't for the fainthearted as it requires great knowledge and resources coupled with superior risk analysis and true grit. It can be daunting without a doubt but exceptionally rewarding at the same time. We know ways on how to improve a development opportunity, navigating through local council regulations, understanding the development process and financial arrangements that are a necessity.

The Development Process:
 

  • Due Diligence -  We look for a site with development potential where we may enhance and maximize the land to determine the most profitable use.

  • Feasibility Studies - Prior to purchasing any site, this step is paramount as there are many costs involved which include town planners, architects, third party consultants, construction and council contributions. These all need to be carefully accounted for in our calculations to be able to workout roughly what the profit margin will be.

  • Valuation Reports - A valuation report is conducted by a professional valuer to assess the market value of a property. The report is based on the condition of the property, the area, recent and relevant sales history and is generally observed via a visit. The purpose of this is to establish the true value of the property as is, the completed development value and quite possibly will be part of the lending criteria when applying for finance. 

 

  • Architectural Planning - Our architects are engaged to commence with concepts that are inline with council regulations and what is also appealing to the eye.

  • DA Lodgement - Documents are prepared for the lodgement of the DA and submitted to the local council. From there it will be assessed by a panel of decisionmakers for determination.

 

  • Construction - Once DA has been approved and CC (Construction Certificate) has been granted, excavation of the site will commence ready for construction.

  • Project Management - Our project manager will lead the team and coordinate the project from start to finish.

  • Completion -  The site manager will do a personal inspection with the client and explain everything the client needs to know about the completion of the project and go over all required information. A completed final report and inspection will be conducted to ensure everything is in working order.

 

A successful project is what we aim for and the deliverance of that comes to down to experience, knowledge and efficiency while undertaking valued engineering advise that contributes significantly.

Property developers are on the hunt for distressed sites and fire sales as many home owners will find themselves over capitalised, and just like Nathan Rothschild, a 19th-century British financier and member of the Rothschild banking family, is credited with saying that "the time to buy is when there's blood in the streets.

This is unfortunate for the Aussie battler trying to get ahead in life or the young family who got stung due to so much uncertainty in the world of economics. But for some, they've been in the deep waters before just like the GFC in 2008, and prepared themselves for this timing.

 

Property development doesn't stop and whilst there is chaos surrounding us, property developers are fighting against the introduction of a wide-ranging planning policy aimed at ensuring houses are more energy-efficient and climate-resilient. The policy included pushing for new commercial buildings to be net-zero carbon emissions from “day one”, apartment blocks to be built with electric vehicle charging stations and a required minimum tree cover for apartment developments.
